We are looking for a motivated candidate interested in the field of real estate development to plan and supervise a wide range of residential/commercial projects from start to finish. You will organize and oversee real estate development and construction procedures and ensure they are completed in a timely and efficient manner. An excellent Real Estate Construction/Development Associate will be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.
Salary commensurate with experience. This is a full-time position in Jersey City, NJ. We are not currently recruiting for summer internships.
Responsibilities:
- Lead all aspects of the project from inception to close out
- Coordinate preconstruction and construction timelines
- Conduct research and market analysis of properties for development
- Collaborate with architects, engineers, professionals and subcontractors to establish project requirements, budget, specifications and schedules
- Ensure that work is completed on time, within budget and to quality standards
- Perform site visits to ensure project expectations are being met or exceeded
- Prepare pro forma financial analysis, cost estimates, budgets and timetables for properties in development pipeline
- Utilize value engineering and sustainable design concepts to improve projects
- Negotiate and administer contract and subcontract agreements
- Manage accounting for projects, issue and record payments, and ensure project costs are not exceeding budget.
- Oversee project performance including, project status, budget, schedule and teammates
- Provide leadership in risk evaluation, contract negotiations, fee and pricing decisions
- Ensure that all protocols are implemented to create a safe project environment
Requirements:
- Excellent written and verbal communication skills
- Proficiency with construction and financial computer applications, as well as MS Office (particularly MS Excel) and Google Apps.
- Knowledge of construction cost, scheduling, estimating, purchasing and engineering principles and techniques, as well as accounting principles
- Excellent negotiation and conflict resolution skills with the ability to individually negotiate change orders with clients and/or subcontractors
- Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedules.

- Bilingual a plus, but not required
